evening, out of the blue, my wife got a cold call from Jeff. She looked at me and said, “It’s a Realtor — do you want to talk to him?” I’ve been in sales myself for many years, and I respect anyone who has the courage to make a cold call. So I took the call. I’m glad I did, because that single conversation changed everything. From the start, Jeff ’s approach was different. Most Realtors we’d spoken to had focused on the house itself — the square footage, the features, the flow of the rooms. All valid points, but nothing we hadn’t heard before. Jeff, on the other hand, talked about something much bigger: the experience of living in our neighborhood. He painted a picture of what life was like in that corner of German Village — walking to restaurants, being part of the vibrant community, soaking in the charm of the neighborhood. He said, “The home is beautiful, but what we’re really selling here is the lifestyle.” That struck me as something unique, something none of the others had touched on. We decided to meet with him, and in person, he doubled down on that perspective. He understood that buyers weren’t just purchasing walls and square footage — they were buying the joy of living in a place like German Village. That shift in mindset completely reframed how our property was presented. The second thing that set Jeff apart was his ability to market our home beyond central Ohio. The first time we listed, nearly all our showings were with local buyers. Jeff, however, had strategies to put our property in front of people moving in from outside the region — especially from the East and West Coasts, where home prices were often double what we were asking.
