CREATE A MARKETING PLAN FOR LISTINGS

Regardless of the form you choose, here’s how to put together a great marketing plan for listings. List all the things you’re going to do: • I’m going to put a sign in the yard. • I’m going to advertise the property on Realtor.com, Homes.com, Trulia.com, Zillow.com, and other websites. • I’m going to take great-quality pictures, so people will see them online and want to buy your house. • I’m going to figure out a unique selling proposition for your house. Most of the items above are what most agents do. So you need to find other ways you can separate yourself and put it in Your plan. Be sure to mention some different marketing methods — things the average real estate agent probably doesn’t do. A well-crafted marketing plan can accomplish several things for you. First, whenever you meet a prospective client, it will be easy for them to see that you’re not a fly-by-night real estate agent who just shows up and does whatever comes to mind. You’ll show yourself to be a Realtor® with a solid plan that’s going to give clients a better chance at selling their houses — or selling their houses for more money. Second, you can customize your marketing to the seller’s needs.

CRAFT YOUR PLAN TO YOUR CUSTOMER

Let’s say that you’re meeting with a special seller. Perhaps she wants to sell a high-end home. You can tailor your marketing plan to show your effectiveness at selling to high-end buyers.
