Trust your gut. If something seems fishy to you — even if you can’t put your finger on it — trust your gut and mark that home off your list. Ask for a virtual tour. A virtual tour should not be a problem these days, and since you’re shopping online, you need to be vigilant about the process. Here are a few tips for a successful virtual tour: 1. Conduct the tour in daylight - You want to see how much natural light gets into the home. 2. Ask to look at the yards and outdoor areas - This is another reason to stick to daylight tours. 3. Ask about road noise - How busy is the street at certain hours? Will pets and children be safe? 4. Don’t forget to ask for closets, pantries, alcoves - Look into every corner during the tour. 5. Ask the history of the home - Structure, HVAC, roof, recent renovations and anything else important. You want strong, confident answers. 6. Ask for additional materials - Floor plans, additional photos that are not professional and additional documents about renovations, etc. are helpful during and after a tour. 7. If possible, ask a local contact to attend the tour - They can pick up on things you might not be able to. A Realtor is an excellent choice to give you peace of mind and know exactly what to ask.
