Terry Naber, REALTOR® - TERRY'S GUIDE TO SELLING YOUR HOME FOR TOP DOLLAR

CHAPTER 11 Finding Buyers

You now understand the importance of pricing, and how real estate today is largely driven by technology. How do you find buyers? The two most valuable tools for finding ready buyers are the previously covered strategic pricing and aggressive marketing plan. According to recent National Association of Realtors® surveys, 95% of buyers used online tools in the home search process, and 87% recently bought their home through a

real estate agent or broker. Having your home in the realtor's MLS is critical. That's why I enter all of my listings into 2 Multiple Listing Services, exposing all my listings to about 25000 agents and their thousands of buyers. From there, your listing will be syndicated to 10,000's of thousands of search engines and real estate websites, even internationally. Getting adequate exposure of your home if you are going to sell "By Owner" is one of your largest challenges. Via the internet, your home can be seen from anywhere; however, you shouldn’t rely on that exposure alone. Smart agents will feature your home on websites directed at a specific demographic of buyers. Website search functions can filter results by using criteria such as schools, neighborhoods, and subdivisions. Buyers 89
