Terry Naber, REALTOR® - TERRY'S GUIDE TO SELLING YOUR HOME FOR TOP DOLLAR

look for a house in a place that fits their lifestyle. The dedicated website should provide a wealth of information to buyers regarding proximity to schools, shopping centers, restaurants, and entertainment. This is an excellent way to find interested buyers. When a buyer is deciding where to live, you want your home included in the search results. A skillful agent will make sure that the multiple listing of your home will have as many of the data fields filled in as is applicable, so, for example, if you have a main level office, and a buyer needs one that they will be made aware of it. Or if you have trees on your property, a walk out or garden level basement, that the house is eligible for VA financing or dozens and dozens of other specific date are ALL filled in so that attention to and showings of your property are maximized. A neighborhood consisting of senior citizens and retired people and without a designated school bus stop would not suit a family with school-aged children, even though the house might meet their other criteria. A bachelor may not be interested in living near children, even though a two-story home with a garage is what he’s looking for. Your real estate agent should ensure your listing appears on websites that direct buyers to homes that meet their lifestyle, but real estate agents and sellers have to obey the Fair Housing Laws. For instance-don't describe the buyer: "Great Family Home! Singles-you will love this Condo! Across the street from Sacred Heart Catholic Church!" are all examples of Fair Housing Violations that can carry huge fines. Describe the home-not the buyer. For instance-"True One Level Living" will not only attract senior buyers, but also handicapped buyers, or buyers who don't like stairs for whatever reason; without triggering the Fair Housing police who love to levy huge fines.

GIVE YOUR HOME A “YOUTUBE” TOUR

A YouTube tour shows the buyer a personal perspective of living in the house and can be linked to most major search engines. If you choose to do this, be proactive about getting the video out
