UNDERSTANDING WHY HOMES DON'T SELL

Homes that do not sell for extended periods of time are usually priced too high because of market conditions, condition issues, location (backing to a busy street, behind a business etc). You can't change location, sometimes you cannot afford to fix a condition issue-so all the only thing that you can change or control is the prices. Strategic pricing will always be the top reason homes sell successfully.

Here is a list of other common reasons that homes do not sell:

• The home is too cluttered. Piles and stacks of stuff discourage buyers. • The home interior is dated. Old styles, damaged or dirty wood trim or flooring deter sales, and so do any needed updates necessary to bring the home into the 21st century! • The homeowner is not flexible with showings. Missed showings are missed buyers. • The home is located in a declining, deteriorating neighborhood. • The real estate agent did not provide a sufficiently aggressive marketing plan. • The real estate agent did not perform the Comparative Market Analysis correctly and failed to provide strategic pricing for the home. • Poor photography
