CHAPTER 15 Why Hire an Agent? e an Agent?
This book is full of information on how to sell your home. You now have a basic knowledge of setting a listing price, online marketing, staging, and negotiation. Isn’t this enough to do the job yourself? Homeowners wonder if they could sell a home through online or traditional marketing and advertising channels, without a real estate agent. Try this analogy. You were given a book on investment strategy for a gift and read it. The stock market is at all-time highs, but there are political and business factors that roil the markets. There are weeks of 300-point gains and of 400-point losses. The question: Are you ready to handle your own stock market or mutual fund investing? Do you have the expertise necessary, and can you handle the emotional roller- coaster of seeing thousands of dollars of your money come and go? The truth is, without a professional on your side, there’s a good chance you won’t sell. Even if you do, individual sellers most often sell for a smaller net than those who hire a Realtor as shown by numerous studies. A good Realtor not only takes incredible stress off you so that you can focus on whatever you do best, but also makes sure that all your legal obligations are met, get you more money, deals with negotiating, marketing, showings, and handle all the pitfalls along the way. A highly experienced full time agent is also a great problem preventer and solver! After 3 decades, I am STILL running into unique situations that would stump many an agent, that I am almost always able to solve, from squatters, last minute condition issues, lender problems and unreasonable agents and their clients on the other side.
