There is no point in spending money unnecessarily if the improvements do not add significant value or help the home sell quickly; however, there are options that don’t break the budget. Again, call me and I can give you some great ideas of where to get deals and get the best deal! Repairing and thoroughly cleaning the floors are the least expensive ways, so start with those. Take stock by examining all floors. Move furniture out of the way and make notes regarding condition, stains, or blemishes. Write down what needs to be replaced, cleaned, or repaired. Do NOT cover up damage on floors or carpet-this can get you real hot water! Carpets can be steam cleaned to eliminate stains and odors. If the carpets are path-worn, dated or dull, you can replace them easily with other kinds of flooring with a reasonable ROI. I'm available to advise you what would be best in your space with your situation in mind. Hardwood flooring can be refinished if the wood is worn or water damaged. Seek the advice of a flooring professional because real wood floors add a level of quality to a home that laminate floors cannot match. Example: I once helped a widowed seller who was moving out of state do a semi-remodel on her 1970's home that had had no upgrades except homeowner, low-quality work. The original golden oak floors were in absolutely horrible condition. One contract said that they could not be rehabbed and it was best just to put laminate flooring over them. I contacted a recommended floor expert. He advised me that they WERE salvageable. The cost was a bit more than the laminate, but the impact on the buyers were priceless.
