condition would scare buyers away thinking that an immediate kitchen remodel was necessary. I recommended a semi-refinish of the cabinets, which made them look brand new, and cost less than $500. The kitchen was suddenly refreshed and now acceptable to most buyers. Here are some suggestions of what you can do to your kitchen and bath to impress buyers without losing ROI: • Paint neutral colors. • Add a new backsplash in the kitchen. (Consult me on this first to select one with mass appeal-not what necessarily what appeals to you) • Install new countertops if dated or if you need to bring the home up to current area standards. • Add new, multifunctional kitchen faucets • Replace dated bathroom vanities. Home improvement stores have cabinet, sink & countertop units all in one that are on trend, and very good values. • Replace toilet seats — or the entire toilet, if necessary. • If you have a dated tile tub or shower enclosure or tub, you can have them painted with white epoxy paint for a few hundred dollars, rather than replacing them which would be several thousand dollars. You can shop for deals. For my Las Vegas widow, I was able to locate a beautiful package of 72" double bathroom vanity that came with a marble vanity, double sinks & faucets, including a matching mirror for only $1200. It made the bathroom look high-end and trendy. I also saved her thousands of dollars by finding a marble-look tub surround instead of retiling the enclosure.
