The FHA 203k Loan is a Renovation Mortgage

The FHA 203k Loan is a type of renovation mortgage, insured by the FHA, that allows you to purchase distressed, sometimes otherwise uninhabitable properties, and wrap all the costs of the renovation into the mortgage, so you pay NOTHING out of pocket besides the initial down payment of 3.5%. A “live-in flip” just means that you buy an undervalued distressed house, renovate it, and capitalize on all of the value you build in the form of equity, and use that equity to buy even more real estate, building your portfolio. By living in the property, you can take advantage of the incredible owner-occupied financing options: low down payments, low interest rates. These are things that you would NEVER be able to achieve simply by not occupying the property.
