Then the sunroom upstairs was filled with termites, costing the couple $3,000 in repairs. After the termites were eradicated, they discovered the paneling on the sunroom had mold under the paneling and the wall, and there was no caulking around the windows to keep the moisture out. To get rid of the mold, remove the paneling, prep and paint the walls and replace the windows, it cost them another $8,000. A better home inspector would have been able to see the signs of termites and mold. Also could have advised them about the windows that were defective, letting moisture into the sunroom. In another instance, Stuart and Karen loved this house that apparently had been totally remodeled, it looked really good, open concept, new cabinets and appliances in the kitchen, new paint and new windows. They quickly moved in and start enjoying their new home. A few months later there were major rainstorms and several leaks started appearing on the ceiling. Once the rain stopped they had a professional roof inspector check the roof and they found out that the roof was never replaced and was at the end of its life. They had to have the entire roof replaced and that cost them $14,000. If they had the roof inspected before the purchase they could have detected this problem and negotiated a better deal or walked out of the purchase. Be careful. Be smart. These horror stories are real and happen every day. Do your homework before jumping into a new home. Too many of us spend more time investigating a car before making a purchase than we do checking a home that costs thousands more. If you cannot do it yourself, hire a qualified professional to perform a detailed inspection of the property or items of the property that appear questionable, so you can make a better decision before you purchase it, having costly repairs after your purchase. It 's a small investment that is really worthed.
