Once you meet with your chosen buyer’s agent and sign the buyer’s agreement, the agent will help you determine your needs and wants when finding a home and a neighborhood. The agent will also help you determine what you can comfortably afford, help you set a budget, provide some insight into current market conditions, help you decide on an appropriate offer price, and explain what you should expect while shopping for a home. During the shopping period, you’ll meet with your agent for tours of homes you might be interested in. They will provide insight into the floor plans, the home’s key selling points, and other neighborhood features. They will also offer an overview of local activities, restaurants, shopping centers, and more. Your agent is responsible for making sure that the inspections of the homes are completed during your Due Diligence period and for making sure you have and understand any disclosures. Your agent will also be able to help facilitate communication between your attorney, inspectors, surveyors, and other professionals involved in your transaction. You won’t have to do that yourself if you need to negotiate the price. Your buyer’s agent will do that for you. They will also ensure that all terms are adequately documented. Your agent is there to help guide you and make the experience more comfortable.
