Facebook, FSBO.com, Craigslist, Zillow, and many other online sites allow individuals to place a house listing for sale by owner. Still, look for homes that are in distress and need renovated. You can also drive around neighborhoods you want to buy in, and network at local real estate investor meetups/landlord associations to find people who want to sell properties. Of course, I would still recommend using a local Realtor® that is familiar with investment properties to help you analyze the deal and ultimately represent you in making your offer and guiding you through the transaction! A Realtor® that is familiar with investment properties often has a list of good contacts to provide you with to make the closing go smoother, as well as the knowledge to negotiate on your behalf for you to get adequate amount of time in the contract to complete your due diligence on the house.
