About Timothy Dial y Dial Why did I produce this guide? I often have customers that come to me with limited to no understanding about the mortgage industry or where to start. As an example, in 2024 I had a customer with very limited resources in the bank and didn't think he could purchase a home. I was able to secure down payment assistance and my realtor/partner got the seller to pay closing costs on the transaction. The borrower got his entire deposit and appraisal funds back at the closing and ended up with no money out of pocket when we closed! This story perfectly sums up the kind of Mortgage Advisor I am and the kind of Realtor partners I work with regularly. We are continuously striving to put our clients into the best situation when buying a home, depending upon their unique needs! I started in the industry as a Realtor myself back 1998 in the New Orleans area. I switched over to mortgages in 2002, but still have a better understanding than most about the Real Estate industry as a whole! I moved to Tennessee in 2004, have a wife and 2 girls, and I am currently licensed in the 8 states of TN, KY, GA, AL, FL, IN, IL, and MI. My goal is to help as many people realize the dream of home ownership to start building equity and a better life for their family. I purchased my home in 2005 and at the time of the writing of this book, I had over $300,000 in equity in my own home!
