This will show if there is water in the pipe or any vegetation growth or damage to the pipe. Water in the pipe indicates the field is not draining properly. It is a good idea to ask if the inspector is a QP2 and with a registered and insured company. Sewer Line Inspection Even if your home is on municipal services the buyer may request a sewer line scope. Sewer lines in the older areas of the city may be clay which break from age or tree roots. Other areas have a pipe that has been known to corrode. Water Flow Test The water flow is a test on drilled wells that shows the flow rate and pressure of the water to determine if there is adequate water for the normal household consumption for a given family size. The guidelines are set by Environment Canada and vary depending on depth of well. Water Analysis Test The water analysis determines the water potability. Most finance companies consider only bacteria as potable however Environment Canada considers arsenic, e-coli and manganese as potable. If arsenic or e-coli fail on the same test as bacteria the bank most likely will decline finance. The full mineral test, which most buyers also complete, will also negotiate on iron, manganese or lead. It comes down to what the buyer will accept when it comes to water. Radon Gas Radon gas has become a standard inspection in recent years. Health Canada lowered the levels from 800 becquerels per cubic meter to 200 becquerels per cubic meter. Buyers will have a 3-4 day test initiated at the time of the inspection. These tests only give a limited result as an accurate test is a 90 day test. I
