Often, I find great properties off-market, before the owner hires an agent and lists on the MLS. This could help you avoid bidding wars and get a great deal, if that seller will pay my agent commission for bringing you, the buyer. Whenever I find a property that's good for you, I’ll let you know all the details: the potential After Repair Value (ARV), where applicable, and the estimated net profit. All exclusive investor- clients are given full property analyses for target flips and rental investments, and advised whether it's best to flip or buy-and-hold for rental income. If you find a property you want me to evaluate, I’ll do that. If it’s good, or if it isn't ideal, I’ll show you why. Reason #4: I know (or quickly learn) your areas.
On investment properties, it’s important to think outside the box. and have an expert on your location. I know what specific areas are good and what the market’s doing. I keep up with land development and businesses moving to or from the area. Things change all the time: I remain aware of all these so you don’t have to. Not only do I run the current comps, but I’ll also forecast (but I admit, I'm not psychic) what’s likely to be happen when you’re ready to sell or rent. This means you’ll have a clearer picture of your potential profit.
