If you're someone who might struggle to keep your home in turnkey condition for showings, you may need to vacate. For example, if you have young children and this endeavor is nearly impossible, you may need to go. With a vacant home the real estate agent will be free to schedule appointments at any time. Buyer's real estate agents may be more likely to show an empty home because it is easier to schedule an appointment at will.

A vacant home can definitely send a signal that the seller is a "motivated seller" who needs to sell quickly. Of this I am sure after over 20 years as a Residential Architect intimately involved with presenting homes for sale; people need a home to be furnished to comprehend the scale of the space. Without furniture, they will struggle to get excited because they have no point of reference as to what will work for them in their new home. If you must vacate, I STRONGLY recommend getting photos of the home furnished before you move, or invest in getting the home virtually furnished. Hanging the photos in the rooms for showings is an easy trick to help potential buyers envision how they may use the spaces.
