If there were no bed they would start thinking about tape measures. The bed provides them the scale of the room so they can fall in love with the room without worrying if their bed fits. Too much furniture stops the eye from delivering the message to the brain that the space is open and inviting because it stops the effortless free movement through the room. Your furniture is to be used wisely to give the space the scale it needs, promote effortless movement and draw attention to the room's features. I do not care if you are in a 1200 or 5000 square foot home. The goal is the make the rooms feel spacious, spacious, spacious. Too much furniture stops the eye's perception of the the space and registers to the brain that it is smaller than it really is.

4. UNTREAT YOUR WINDOWS

You not selling your drapes or décor. You are selling the windows and views of nature or outdoor features. Drapes and window treatments are an overall distraction because they stop the eye. They diminish the perception of the room's size. They invite lingering to look at them and ponder if they should be removed or included in the sale. Do you want a buyer talking about your drapes when they leave? Or do you want them talking about the windows, the window trim, the fireplace or the hardwood floors? Chances are high that ultimately they do not share your taste and want to remove them anyway. Focus on featuring the French doors, the unique bathroom window, the sun drenched sunroom, the soaring wall of glass or the light flooding into a room. Let go of your investment in the window treatments and embrace selling the property. Remove them. 46
