CHAPTER 11 Finding Buyers
You now understand the importance of pricing, and how real estate today is largely driven by technology. How do you find buyers? The two most valuable tools for finding ready buyers are the previously covered strategic pricing and online presence. It is estimated that between 94-96% people start shopping for a home online. As I write this in 2021, the Millennials, born between 1981-1996 (25-40 years old) are emerging as the group to market to for family homes and neighborhoods. Although they may not have gotten their first phone until they were teenagers, they certainly use them now to manage their lives and shopping. They use the internet to search for properties using syndicated realty websites. Their driving force to revolutionize the way we shop has infiltrated the market, and now the internet has become the first point of shopping for all generations. It is imperative to have a strong online presence. As we have covered, great photography that includes featuring unique aspects of your home is a MUST. If you are in close proximity to a fabulous park or hiking trail, the hottest restaurant in town, the coveted private school or other desirable destination, you may want to add a photo of that to your listing. Although it is said "a picture speaks a 1000 words", it is also very important to have a well written description of your home. It can be very powerful to mesmerize a potential buyer with thoughts and emotions of imagining themselves in their new home. Too 76
