Repurposing Unused Spare Rooms and Flex Spaces in Your Home
HOME SWEET HOME 04
2. Wellness Studio A spare room is the perfect place for a home gym, yoga studio, or meditation space. Whether you plan to exercise regularly or just need a space for self-care, having that dedicated space in your home can serve as motivation to reach your wellness goals. A gym might include weights, a treadmill, an exercise bike, a workout mat, and a T.V. A meditative space might include a yoga mat, floor pillows and blankets, candles and incense, low lighting, a music- playing device, and tranquil artwork.
increasingly more common. Having a dedicated office in your home can help with privacy, motivation, and productivity. A home office will also help contain your paperwork, files, forms, supplies, and devices. If the room is large enough, you could also include a Murphy bed, pull-out couch, or futon to accommodate the occasional overnight guest. Add an end table with a lamp, comfy corner chair, desk, cabinetry, and some artwork, and you’re good to go!
Does your home have an unused room or other unclaimed space?
Perhaps your grown children have left home and you never quite figured out what to do with their childhood bedrooms. Maybe you have an unfinished basement you’ve never gotten around to remodeling. Or maybe you just have an overflow room filled with random junk you don’t know what to do with (no judgments here). Those unused spaces can become useful spaces in your home — like a home office, home gym, or even a room dedicated to your hobbies (craft room, music room, woodworking studio, etc.). If you find yourself struggling for space and it’s not feasible to move into a bigger home, sometimes reevaluating and repurposing your existing space is not only useful, but necessary. Transforming your spare rooms and flex spaces can also increase your home’s resale value.
Let’s start with spare room repurposing.
SPARE ROOM REPURPOSING 1. Home Office Many people transform unused rooms into home offices, especially as working from home becomes

3. Nursery or Playroom
If you’re expanding your family or need somewhere for your kids to play, your spare room could easily transform into a nursery or child’s playroom. Soon-to-be grandparents might also want a place for their grandchildren to sleep over and play. If you have young children with toys and books everywhere, having a dedicated play place will allow you to keep toys out of other common areas in your home. You can organize the room into sections for toys, books, at-home learning, and arts and crafts. Also consider adding a bean bag chair or a corner with pillows and blankets for a cute reading nook.
4. Creative Room Whether you and your family are into arts, crafts, writing, or music, you can repurpose your spare room into a creative space. Bring in furniture and artwork that inspire your creativity and help you effectively hone your craft, whatever that might be.
You can also bring in a sewing machine, writer’s desk, artist’s easel, or recording equipment.
someone to sign a lease and rent the room on a monthly or longer- term basis. Regardless, many people, particularly empty nesters who aren’t ready to downsize, look at renting out spare rooms as a good way to make some extra income, especially if those rooms have a dedicated entrance outside of the main house.
5. Rental Room Have you thought about turning a spare room into a rental room? Besides looking into the legalities of renting a room in your home, you’ll need to determine whether you want to use the room as a vacation rental or if you’ll be looking for

FLEX SPACE REPURPOSING
You can also transform your attic into a child’s playroom, sleepover spot, or a fun “hideaway” room with friends. Some attics could also transform quite nicely into a dedicated office space, away from the noise of the main area of the house. All you really need is a desk, desk chair, some basic shelving or drawers, a lamp, and maybe a rug and comfy corner chair. A piece of art and a plant would add a nice touch.
One idea is a recreation room or gathering area. You could set up a few sofas and chairs, a coffee table, end tables, lamps, and a large T.V. or fireplace — or maybe even both. A basement can be a great spot for entertaining guests, for family games nights, or for teenagers to escape and enjoy some privacy. Another idea is creating a movie theater-like experience with multimedia entertainment. You can invest in a large smart T.V. hooked up to speakers for movies and video game nights, and even add a pool or ping pong table and a beer fridge. Basements also make great spaces for dedicated and organized home offices and homework stations for kids or college students. Besides adding the obvious furnishings, accents, supplies, organization and storage solutions, consider installing upper cabinets to make the most of wall space.
“Flex spaces” are unused or underused spaces within your home that can be reconfigured and outfitted to serve a need or provide extra space. Your attic, basement, garage or large closet could be transformed into usable square footage without making any drastic changes to your home. 1. Attic Upgrade There are several ways you can upgrade your attic into a more intentional space. Assuming there’s at least one window, your attic could be turned into an additional bedroom if you add a door, which could increase the value of your home. This room could serve as a guest bedroom, rental room, kid’s room, or even a master bedroom suite, depending on the size of your attic, as well as its condition.
2. Basement Upgrade
If your basement is finished or partly finished, there are endless possibilities for what you could do with this space. Most basements have lots of room, generally the most in your home for usable square footage, which means you have a lot of options to upgrade your space.
HOME SWEET HOME 07
3. Garage Upgrade Besides your attic and basement, you can also repurpose the flexible space in your garage. Of course, your garage is likely to house your vehicle, but a lot of garages have extended space that can be repurposed. One option is to designate part of your garage as a workshop and storage area for tools and equipment. Also, if you’re into woodworking, metalworking, or small repairs, a garage is a perfect place to set up shop and store the necessary supplies. Garages can also be turned into playrooms or recreation rooms. Pool, ping pong, and air hockey tables work well. Depending on the size and security of your garage, you
might be able to include a few sofas and an entertainment area. Garages are also fantastic for storage, whether it’s for sports equipment, out-of-season tools, equipment, and appliances, or off-season outerwear and footwear. 4. Closet Upgrade Closets can be more than closets. Besides storing clothing, outerwear, and footwear, they offer space for creative storage solutions. With some work, they can be expanded to include a bench, a vanity, a floor- length mirror, and a lamp. You could also repurpose a closet into a smaller office or homework station with wall-mounted shelving. Why not store arts and crafts supplies
here? Why not a sewing machine? It’s even a great spot to hide a mess if you’ve suddenly got company coming over.
5. Nooks & Crannies
Finally, think of all the unused “nooks and crannies” in your home and about how these flex spaces can be repurposed. For example, there’s space under your stairs that could be transformed into storage areas, wine cellars, cold room storage, kids’ play areas, and more. Even parts of your kitchen and laundry areas can be modified to create more space, storage, and versatility.

Ways to Create Shade Around Your Home
HOME SWEET HOME 09
a portion of the home for passive cooling.
During the long winter months, much of the country longs for the bright, warm days of summer. But when hotter temperatures arrive, we sometimes find ourselves seeking a bit of a reprieve. Creating shade in and around your home allows you to beat the heat and protect your skin from the harsh rays of the sun. If you’re hoping to entice the shade into your yard, there are myriad ways to go about it. Pick what works best for your budget, your space, and your preferences. Consider Your Space When deciding on the best shade maker for your home, think about where the sun hits at different times of day. While you may enjoy morning sun, seek protection from afternoon rays in the areas where you spend time, such as the patio or even the pool. Also decide whether you want the cover to be temporary so you can remove it for storage the rest of the year, or if you prefer it to be a permanent structure you can enjoy year round. Plant Trees The most natural and long-term solution is to strategically place trees around your yard and home. A well-placed tree will provide shade for family and pets and also shade
Consider the angle of the sun when choosing a location for your trees. The goal is for the tree to create a barrier as the sun beats down late in the day. Select your placement accordingly. Start by identifying trees that are native to your region. Native plants thrive with less attention than non-native species, meaning they require less water, are more easily established, and grow more quickly. Since you’re planting with the specific goal of creating shade, ask your local nursery for suggestions about fast-growing trees. Consider the mature size of the tree so you don’t end up with something that is too big for your yard. Built Structures In addition to, or in lieu of trees, built structures offer shade on a more permanent basis. You can design and build your own, or hire someone to build them. Some structures are quite basic, such as an arbor with a bench. Others are more complex, like a roof over the patio. If you live in a region that is warm much of the year, you can even enclose the entire patio, including ceiling fans. Or you can screen in the area to allow in breezes while keeping the bugs at bay.

color options to choose from. Costs vary depending on your selections. It’s a solution that can cost a few hundred dollars or several thousand dollars. Blinds Blinds are functional and flexible options to bring shade to indoor or outdoor spaces. They are available in an abundant selection of materials, sizes, shapes, colors, designs, and textures to match any interior or exterior design. Consider Roman blinds made of fabric, or choose all-natural bamboo. Source some wood-slatted blinds or choose a honeycomb construction. Blinds can roll up and down or raise and lower from the top or bottom with a cord. For shade and cooling inside the home, use blinds on the inside of the windows. In an outdoor room, such as a screened porch, blinds can be placed inside or outside the window frames, as well. Of course, blinds don’t have to cover a window. Roller blinds are commonly mounted directly to framing for pergolas or gazebos for a relatively inexpensive and adjustable shade offering.
A continuation of the home’s roofline offers the ultimate shade, but a pergola will provide filtered shade and is a versatile solution for every season. Pergolas can be attached to the home or be free standing, so you can use them to cover a deck or provide a shady spot elsewhere in the yard. The slats on the pergola should be aligned with the sun for maximum protection. However, sunlight will still filter through. If that doesn’t provide enough shade, you can weave fabric through the top for additional shelter. Plastic or metal sheeting is another option for increased shade cover, as well as protection from the rain other times of the year. Another variation to consider is a gazebo. A freestanding structure, a gazebo has a full roof so you can equip it with comfortable furniture or a simple bench. A gazebo can be a central statement piece. Paint or stain it, use it as a grilling station, plant flowers around the perimeter, or simply enjoy the shade in a lawn chair with a cool drink in hand. Retractable Awning The need for shade is weather dependent in most areas. Some days, you’ll desire it more than others. Some days you may want shade for just an hour or two. A retractable awning is a great way to provide the flexibility you need with the convenience of easy operation. There are a wide range of size and
HOME SWEET HOME 11
Umbrellas Umbrellas of all sizes protect against rain, but also sun, so they make the perfect shade solution for any space. Place an umbrella in the center of your outdoor dining table for cover while you eat. Cantilever umbrellas are large options to cover a seating, dining, cooking or lounging area. Umbrellas with their own base can be placed throughout the yard for freestanding, and moveable, shade wherever you need it. There are myriad options when it comes to outdoor patio umbrellas, with a

room with pillars at the corners, a robust roof, and adjustable side coverings. Whatever you need, there’s a canopy for that.
Climbing Vines
Pop-up Canopy
Even if you already have structures in place, you can enhance your shade, at least seasonally, through the use of carefully-planned plant placements. Many plants naturally climb, and will attach themselves to whatever is around them. Plants are an attractive way to create natural shade, with a little training from you.
More than just a protective covering, pop-up shades are ultra versatile. Many designs are portable enough to go with you to the beach or the kids’ sporting events. Other styles are meant to anchor into the ground for long-term use. Still others are basically a freestanding
Shade Sail
Kind of a hybrid between an umbrella and a blind, a shade sail is a large piece of fabric that can be mounted overhead. Typically, shade sails are strung between trees or permanent structures to secure them in place. A shade sail can extend from the house, stretch over the yard, or hover over another structure such as a pergola or arbor. They can be left up for a day, a season, or throughout the year. Shade sails are also a popular solution for creating shade over the pool because sometimes the sun is too intense even when you’re in or on the water.

of care your plants will need. Many need little more than some training at the beginning of each growing season and cutting them back at the end of the growth period. Some can be quite invasive, like ivy, so match the plant to the overall look and goal for the space.
A smaller hose is equipped with spray nozzles that release the mist. Mount the mister along the top of your patio roof, pergola frame, or gazebo for a cooling effect you can turn on and off as needed. Fans are another option, even outdoors. In conjunction with a mister, even a bit of air movement offers a huge cooling effect. Place fans anywhere you have access to power and strategically place them to take advantage of air currents. There are even battery-powered options for large, outdoor fans. This allows you to take the fan further out into the yard or on a camping trip. Look for options from Ryobi, DeWalt, Mikita, and other easily recognizable brands.
Look for native plants that will thrive in the climate where you live. There are endless options to choose from, but make sure you understand the characteristics of the plant. For example, wisteria is commonly used for both its visual and olfactory appeal. However, there are many types of wisteria with scents that range from mild to oppressive. Make sure you don’t choose a variety you’ll regret down the road. Similarly, hops make an amazing pergola cover during the summer months. However, if you’re sensitive to the smell, it might not be a good fit for you. Look for plants with large leaves or expansive flowers for abundant sun protection. Although typically low maintenance, research the amount
Other Ways to Cool Off
In addition to creating shade, you may want to use other cooling mechanisms on your patio or yard. One inexpensive and rewarding DIY task is to install misters. A quick trip to the home improvement store will yield an aisle full of different setups. Basically, though, the system plugs directly into a garden hose or faucet.

The Best Paint Colors to Sell Your House Quickly
When you decide to put your house on the market, few decisions are more important than how you choose to stage or present your home to prospective buyers. Any seasoned real estate agent will tell you that the key to appealing to the widest range of buyers lies in the ability to help them envision themselves in your home. Research shows that a minimal investment in the right paint colors can give your home a fresh look that can substantially boost your return on investment (ROI).

First Impressions: Make a Statement with Your Entryway! Recent research by Zillow reveals that houses with doors painted in graphite gray or jet black sold for more than $6,000 over market value. Experts suggest that by painting your door, shutters and window flower boxes in a statement color, you can enhance your curb appeal, attract more buyers and significantly increase your home’s value. When you consider the minimal investment involved in this type of paint job — particularly if you’re doing it yourself, it is well worth the time and money to increase your home’s value The Kitchen The kitchen is often considered the heart of the home, since it is the hub of family meal times and daily foot traffic. When considering paint color choices for this room, a crisp white is always popular because it makes the space look large and emphasizes the functionality of the room. Choosing the right shade of white for your kitchen could increase your home’s value by as much as $500. Zillow also found that tuxedo kitchens — a design scheme where upper and lower cabinets are
The Universal Appeal of Neutral Colors When in doubt, it pays to stick to light, neutral colors. This is because color is highly evocative. It sparks change in mood and energy, and response to color is incredibly subjective based on individual experience and tastes. Neutral colors typically please the majority of people since they represent a blank canvas, giving the potential buyer the opportunity to imagine the room decorated to their tastes. Neutral palettes also make rooms seem more spacious, which is appealing to would-be buyers.

The Living Room
Experts note that like the kitchen, the living room is a popular gathering place within the home. Buyers prefer cool, neutral palettes such as taupe or light gray. A link has been made between homes with living rooms painted in either of these two colors and an increase in the purchase price.

The Most Popular Neutral Paint Colors The following is a list of the top- selling neutral paint colors you can use throughout your home to increase its resale value: ▶ White: A soft, warm white brightens any room in your home and gives it an inviting feel. It is also an excellent choice as an exterior color. ▶ Cream: This is a slightly warmer shade of white and gives interiors a homey, welcoming atmosphere. This neutral color works well for almost any room in the house, from hallways to the kitchen, living room and bedrooms. ▶ Greige: This trendy term refers to a neutral blend of gray and

The shade also prompts a feeling of relaxation and is often associated with comfort and spaciousness. Bedrooms Once again, blue comes out on top. Blue is a color often found in nature, and scientific studies have shown that bedrooms painted in blue shades are conducive to longer and more restful sleep, since the color evokes feelings of tranquility.
beige. The combination creates a sophisticated alternative to white that has a distinctly modern feel. Greige works well in the living room, den, bedrooms or as an exterior color. Experts assert that repainting the right rooms in greige and using white on baseboards or wainscoting to provide just the right accent can increase your home value by thousands of dollars. Bathrooms Light blue bathrooms are on trend. A 2021 survey by Zillow found that light blue is not only the most popular paint color for bathrooms, but choosing this shade can boost the value of your home by as much as $5,000. Participants in the survey

The cost of painting your home exterior typically ranges between $1,000-$6,000 or more, depending on how large the house is, materials used and the cost of labor. When it comes to choosing what color to paint the exterior of your home, it is best to remember the rule that neutrals are best — stick with shades of white, gray or tan, as these shades have wide appeal regardless of architectural style or geographic location.
your home’s resale value, there are hues you should avoid so you don’t turn off potential buyers. Avoid dark, bold colors, as they can be overwhelming and also cause the room to recede and seem smaller. For example, the Zillow survey found that kitchens painted in bright red were associated with a decrease of approximately $1,500 in the average offering price. The same report demonstrates that homes with bright yellow kitchens were least likely to sell. The lesson here is when you are ready to sell, forego bold colors in favor of neutrals to increase your home’s appeal and your final offer price.
It is also the most popular choice for people’s favorite color, making it a safe choice for near-universal appeal. Choosing the correct shade of dark blue has been linked to increasing home sale prices by up to $1,500. Home Exteriors While painting the exterior of your home is certainly more expensive than repainting your interiors, you may find it is worth the investment. Homes featuring a yellow exterior, for example, sold for approximately $3,408 less than other houses in comparable neighborhoods with similar amenities. So if you have a yellow home, it may be worth repainting to a more neutral color.

James Powell is an architect with a background in interior design and custom furniture. He witnessed firsthand how much valuable high-quality fabric was being wasted each time a custom furniture order was filled. He relayed this information to his wife, Ewa Powell, a graphic designer, and eventually, the two decided to open Modern Fabrics. The idea behind the business model was innovative, yet simple. The Powells cultivated business relationships with furniture manufacturers to purchase what is known in the industry as Customers Own Material (COM). Custom furniture designers fill large orders for businesses and must order thousands of yards of fabric to complete each job. Some excess yardage must be ordered to ensure manufacturers have enough fabric.
Are you thinking about redecorating and looking to buy new draperies or furniture to match the color scheme you have in mind? Ewa Powell and Debra Worth of Modern Fabrics, a business dedicated to reclaiming excess commercial- grade fabrics from manufacturers’ cutting-room floors, suggest you consider fabrics that are both earth and budget friendly. “It’s no one’s fault there’s fabric left over, but that is where we benefit,” Ewa Powell says. “We help in the process of the end product not going completely to waste.” She notes that the fabrics sold at Modern Fabrics or online through their website are not secondhand. “This is all first-quality fabric that has all been inspected before it came to me, and then when we get it, we inspect it again before we put it on the floor, and then we inspect it again,” Ewa Powell says. “If you are in the store, we literally inspect it in front of you. And if we sell it online, we inspect it before we ship it.” Making this unusual business model work has had its share of challenges. Ewa Powell shares that she and her husband are both creatives and had no business experience before beginning this venture. She says store manager Debra Worthy, who has a background in banking, handles the business and finance side, which allows Ewa Powell to spend her time collecting and curating fabrics to sell in the store. Every week, Ewa Powell goes to each of the furniture manufacturers she partners with and picks up new fabrics. She then takes the material to a 25,000-square-foot warehouse in Hickory, N.C., (approximately one hour away from the store). She carefully inspects each piece of fabric and divides it into one of three
