The mover fails to show up.

Your contract most likely calls for the house to be delivered vacant and broom clean. That will be hard to do if your mover fails to show up. Negotiate a "use and occupancy" agreement to cover the time until you can get your belongings out of the home. Be reasonable. The failure of your mover to empty the house means a delay on when the buyers can begin to paint, do improvements, or move in. Once again, however, try to make it a shared problem.
