Eileen Kelsall, Real Estate Broker, REALTOR® - TIPS AND TRICKS TO SELLING YOUR VACANT HOME

These specialist inspectors may also cost you few hundred dollars, but it is always a good idea to have all your bases covered. These assessments can give great comfort to prospective buyers to see all is well with the home they are considering. Inspections also will disclose more information should you need to have any additional repairs accomplished. It is a good idea to have any item included in an inspection report you decide to leave as is quoted by a competent repairman. This will further inform potential buyers and may be negotiating points.

WHAT TO EXPECT DURING A CLOSING

The process of transferring ownership and possession of the property to the buyer requires multiple steps. This process is generally easy, as the hard parts of the transaction (i.e., preparing the home, listing, showing, and finally coming to terms with a buyer) have now been accomplished. Still, there are items to monitor and attend to during the process of closing. During this process, it’s best to communicate with your attorney and real estate agent on a regular basis, to ensure requirements are met when it comes to the sale agreement.

IMPROVING OR REPAIRING THE PROPERTY

If you have agreed with the buyer you will be acting to improve the property or make repairs, such as repairing a leaky roof or upgrading the electric box, be prepared to do so as soon as possible after coming to an agreement. Improvements and repairs will have to be scheduled, inspected and will have to be completed before closing, absent another agreement between buyer and seller.
