reasons are simple to fix with the right agent — you!   #1: The pictures didn’t sell the home. 

A picture is worth a thousand words… and a bad picture can stop a home from selling. When it  comes to posting a listing online, some sellers think that a few cellphone snapshots are “good  enough” to sell the home. But consider these statistics from the Center for Realtor® Development:   ● Homes with high-quality photography sell 32 percent faster.  ● Homes with more photos also sell faster: A home with one photo spends an average 70 days  on the market, while a home with 20 photos spends 32 days on the market.  ● For homes in the $200,000 to $1 million range, those that include high-quality photography  in their listings sell for $3,000-$11,000 more.  So how do you make sure real estate photos best represent a home and all its best features? Simple:  You hire a professional photographer.   Here is a list of common errors in home photography that you can discuss with the seller:   Bad Lighting — ​ If photos are too dark, people will think the home itself is dark and dingy. Plus, it’s  hard to see the features of any space when lighting isn’t ideal.   Pixelated/Grainy Photos​ — Low-quality photos give off the impression that a homeowner  doesn’t care about the home.   Unflattering Photos​ — Every house is different, and photos of the home should show off its  unique charm. Likewise, the photos should show off any “wow” features — like a swimming pool —  in the best way possible.   No Pictures of Nearby Amenities — ​ Nearby amenities like parks, bodies of water, or other local  attractions can be major draws for buyers and should be included in listing photos.   #2: The home description wasn’t effective.
