Effective home descriptions should paint a picture that allows potential buyers to see themselves in the home, while also providing important information about school districts, local amenities, distance to local restaurants and shops, and other features of the area. If a home description leaves out important details about the home, buyers aren’t going to jump through hoops to find out what they want to know about it. Savvy agents should talk about how the expired listing description could have been improved, and, more importantly, how you will improve it as the new agent. #3: The right buyers never saw the home. Sometimes, a home has very specific features and appeals to a specific type of buyer. Here are some examples: ● Homes on the water ● Properties with a lot of acreage ● Farm properties ● Homes in remote locations ● Homes on busy streets ● Houses with a unique design (i.e. mid-century modern, Victorian, etc.) Homes that appeal to “not-your-average buyers” can be difficult to market properly. The key is to point out all of the benefits of the location or type of property being advertised and promote the home in the correct venues. If the sellers are in a home with unique characteristics and the previous agent did not market it properly, this is an ideal way to talk about how you, their new agent, can find buyers who are interested. #4: The MLS listing was incorrect. There are all sorts of mistakes that can be made in an MLS listing. Information in the MLS is passed on to Zillow, Realtor.com, and every other real estate website. So if the information is incorrect in the MLS, it will probably be wrong everywhere else. And mistakes, no matter how small, can prevent buyers from viewing a home. Assure the sellers
that you will be meticulous about all pertinent details. #5: There was no sign on the property.
