Some homes are listed with no sign on the property. Even though the home might be posted online,  it misses out on potential drive-by traffic.   Many times, buyers first see and fall in love with a home when they’re driving around, then come  home later, look it up, and schedule an appointment to see it.   At the same time, hand-drawn or disheveled signs can give the impression that the home is also  unkempt, or that the seller is a real estate novice, thereby encouraging buyers to make lowball  offers.   Discuss with the sellers how your marketing plan involves eye-catching, professional signage. Show  photos of previous homes with signage.   #6: The home wasn’t staged or in its original form.  Many times, homeowners use spaces in their homes much differently than they’re intended to be  used — for example, a bedroom as an office, or a garage as a workout room.   Potential buyers want to see a home for how it’s meant to function, so they can decide for  themselves how it will be used. According to the National Association of Realtors®:   ● 83 percent of buyers’ agents said staging a home made it easier for a buyer to visualize the  property as a future home.  ● One-quarter of buyer’s agents said that staging a home increased the dollar value offered  between 1 and 5 percent, compared to other similar homes on the market that were not  staged.  Share these stats with the sellers, and come up with a plan to effectively stage the home, using  rooms as they are designed. Don’t forget to ask for their feedback on the previous staging (if any)  and how it could have been improved.   #7: A problem blocked the sale and it wasn’t solved.  A lot of the times, issues come up that, if not taken care of properly and quickly, can derail a sale.   Maybe the last time the home was for sale, everything seemed to be falling into place for the seller.  A buyer was ready to purchase the home, but a major issue was uncovered during the inspection  and the buyer got cold feet. Meanwhile, in the time that the home was under contract, it missed out  on other potential buyers who could have been viewing and making offers on it.
