Life is busy and hectic, and sometimes, our household to-do lists stack up. Before we know it, we  feel overwhelmed and have no time to keep up with all of the things that we know we should do in  our homes.   What to say to Sellers:  ​ I can walk through your home and let you know which things on your to-do list need to be taken care of  before the home can sell. Chances are, that one thing you were worried about tackling isn’t as big of a deal as  you thought, and something else might take precedence.   If there is significant work to be done, I can market your home to help potential buyers see the wealth of  potential it offers to the right buyer willing to invest a little TLC.   #5: The home doesn’t have good lighting.   Well-lit homes are more appealing to today’s buyers. They give off a more positive energy and  appear cleaner than dimly lit homes.   What to say to Sellers:  I’ll help you find ways to let in more natural light and strategically place lamps and other light fixtures  throughout your space. I can also help you choose paint colors that will make your home seem more open and  well-lit.   #6: The home is too personalized.   A seller’s home is likely full of photos of friends and family and might even include things like knick  knacks, school art projects, religious artifacts, etc. If the home was never neutralized, sellers might  not know these items make it harder for potential buyers to picture ​ themselves in the home.   What to Say to Sellers:  If your home is full of too much “stuff,” buyers won’t be able to imagine their own “stuff” filling the space.  They might also feel detached from the home because it still feels like yours.   When it comes time to sell, I recommend boxing up all of your important and sentimental belongings — after  all, you don’t want to risk anything happening to them when buyers are touring your home. This way, they’ll  already be packed up and ready to go into your new home when you move in.   The phrase “less is more” definitely applies here. Your home should have enough items to define the space but  not so many that it feels cluttered and overly “lived in.”   #7: Something in the house triggers bad emotions in buyers.
