Have you ever walked into a home and immediately gotten a bad feeling? There are lots of reasons homes can give off a “bad vibe” and make buyers want to run for the door. Something as simple as dark lighting or outdated and dingy furniture can make people think a home is “haunted” or “creepy.” It’s important to approach this topic delicately with sellers, and reiterate the importance of neutralizing and staging. What to Say to Sellers: I will walk through your home and let you know about any red flags I think might give people a bad feeling about your home — like an antique doll collection or old family heirlooms. Sometimes, changing the overall “vibe” of the home is as simple as a fresh coat of paint, carpet cleaning, and a few extra lights. #8: The home is in a “bad” location. Homes located next to the interstate, a factory, airport, power plant, etc. can be harder to sell. Rather than discouraging the sellers, however, you can let them know that your marketing plan will highlight positive attributes. What to Say to Sellers: Despite what everyone says, a home in a bad location can be sold. How do I know this? Because I’ve sold them. The key is to get buyers to focus on the positives of a home. And when they like the positives of a home enough, the negatives can be overcome. If the buyer is focused on the negatives, they won’t pay top dollar for your home. But, if you get them to focus on the positives, they’ll consider the negatives, realize they’re not that big of a deal, and buy the house. Isn’t that exactly what you did when you bought your home in the first place? Let me go to work and use my marketing to help the buyer focus on the positives and overlook the negatives. #9: The home is uninsurable or expensive to insure. If a home is in a flood zone, is made of materials prone to damage or is a liability to an insurance company in any way, insurance companies might refuse to insure it or charge a high premium to do so. As a smart agent, you can assure sellers that you’ll share viable options for insurance with potential buyers. What to Say to Sellers:
