When you avoid making minor "cosmetic" repairs, such as stains, peeling paint, loose plumbing fixtures, and others, it may either consciously or unconsciously make a potential Buyer wonder "what other hidden repairs has the owner neglected?" A few dollars and a little effort on routine maintenance can go a long way toward avoiding low purchase offers from buyers who would otherwise offer to buy your home at full market value.
4-POINT INSPECTION
When you think about a Buyer getting financing, it's easy to imagine that their Lender will pull a credit report, evaluate tax returns, review bank statements, verify employment and more before declaring that the Buyer qualifies for a home purchase loan. But, don't overlook that your home must also qualify for a loan. In order for a Lender to agree to give a loan for a Buyer to purchase your loan, the lender will insist that the Buyer secure Homeowner Insurance. For a home to qualify for Homeowner Insurance, in many cases, the Insurance Company will want to see that the home has passed a 4-Point Inspection. A 4-Point Inspection investigates the condition and remaining life expectancy of: • The Roof
• The Electrical System • The Plumbing System • The Heating (and Cooling) System
It is a very good idea to ensure that your home will pass a 4-Point Inspection before going under contract to sell so as to not jeopardize or delay the sale before closing.
