Whether Selling or Renting a home you need to know it's true worth! There are many factors that go into determining a home's value. You cannot just say well my home is better than the one down the street and it sold or rented for $XXX so I should get $$$$. Having a REALTOR do a Value Report on your property will save you time, grief and save you from losing $$$. Some of the things you have to consider when renting a home and comparing it to others is: 1.) Appliances - if you have 1970 appliances in the home (even though they still work) and the comparables have new stainless- steel appliances. 2.) Interior condition - Does your home just look nice (even though it has not been painted or had new carpeting in 10 years) or does it look fresh and inviting. 3.) HVAC - If your property doesn't have an energy efficient furnace and AC or it has no AC at all, do not expect to get the same amount of rent as the one down the street that does. When prospective renters are viewing your property and comparing it to other homes that they are considering, they are looking at these things just as if they were buying the home.
