5) Negotiating the New Construction Contract - Builders use their contract and there is little to no room for negotiation when it comes to their base price. However, some builders have flexibility with builder concessions. Most all builders offer some type of seller concession. Be aware though that it comes with the stipulation that you use their preferred lender. a) When using a preferred lender, I recommend that buyers shop around with other reputable lenders to make sure they are getting the best loan terms. 6) Home Inspection – A buyer may assume that because the home is new that they do not need a home inspection. I prepare my buyers for that statement that almost always come from the on-site sales agent. As a buyer, you have the right to a home inspection. I always recommend getting a home inspection. It’s an extra layer of protection and helps the buyer to have a fresh start going into the home if all repairs and finishing touches are done prior to closing.
