A buyer paid extra for a home because of its location overlooking open space instead of backing to other homes. Another seller took advantage of the fact that most of the surrounding homes didn’t have large yards. An owner whose home backed to open space sold his home for a higher price than other home in the area because he had a characteristic shared by fewer than 10% of others, in fact, he had the only available listing offering that feature. He pointed to that feature in marketing the home. With this attractive point of difference, the home sold for a higher price. Another home seller in the same area found a different unique feature. Although she did not back to open space, she was still able to use location to advantage. Her lot was spacious with lots of trees which provided privacy.
