even grief—often alongside excitement. That’s normal. Acknowledge what the home has meant to you, while allowing space to look forward to a lifestyle that better fits who you are now and how you want to live going forward. At this stage, it’s also time to revisit the needs-versus-wants lists you created in Chapter 12. These will help narrow your search criteria and prevent overwhelm, saving you time, energy, and unnecessary frustration. If you’ve already hired a real estate agent—which we recommend doing as early as possible—this is the moment to reconnect and let them know you’re ready to begin your search. Be clear about the type of property you’re seeking, your price range, and your priorities. The more clarity you provide upfront, the smoother the process will be. With these pieces in place, we can move into practical tips for searching effectively and finding a new home that meets your needs and supports the next chapter of your life.
SCHEDULE ENOUGH TIME UGH TIME
Take your time — but be decisive. Don’t rush a home you’re seriously considering. If a property clearly isn’t right, move on quickly. If it has potential, slow down and be methodical: picture daily life there, check the layout against your needs, and note any concerns. Inspect with fresh eyes. Walk through every room — including closets, cabinets, drawers, and storage spaces — to see how the home functions and what condition it’s in. Sellers must disclose what they know, but they may not be aware of every issue, especially in long- occupied homes. Seeing the property attentively helps you spot things that a seller might have missed (or taken for granted).
