We’ve mentioned this throughout the book because it really matters: you should be represented by a professional real estate agent. Some buyers manage a purchase without an agent, but those cases are the exception. According to the National Association of REALTORS®, about 88% of home buyers purchase through a real estate agent or broker, meaning only roughly 12% of buyers go it alone or use alternative paths. Trying to navigate the market on your own can expose you to risks, missed opportunities, and costly misunderstandings. You might think, “But there’s a fee...” Yes, professional representation isn’t free—but listen to this: although commission might seem like an expense, agents often help buyers secure better pricing or terms that more than offset their fee—meaning the savings you gain can equal or exceed the cost of representation. Considering that nearly nine out of 10 buyers rely on an agent to complete their purchase, it’s clear that professional guidance remains central to successful home buying. (NAR) A real estate agent does more than open doors. They help you: • Navigate market trends and pricing • Evaluate properties with an objective eye
• Identify and avoid potential pitfalls • Structure offers and negotiate terms
• Coordinate inspections, appraisals, and paperwork • Renegotiate terms and prices if needed post inspections • Advocate for you up through closing Finally, do not rely on the listing agent to represent you. The listing agent works for the seller and is obligated to protect their interests first.
