Buyers' Needs and Desires After you’ve decided to buy a home, what sort of home will be is your next decision point. It’s a better approach to have a good vision in mind of what location, style, features, and amenities you want in your home, rather than a “shotgun approach” that gets you looking at every listing out there in your price range. Imagine your dream house or condo. It fulfills both your wants and needs. It offers a roof over your head, a sturdy structure, modern fixtures and appliances, living space (i.e., bedrooms, living room), and functional rooms (i.e., kitchen, bathroom[s]). Your needs are fulfilled, now you turn to your desires. Perhaps you envision a home backing onto one of the manmade lakes or a spectacular mountain view, the gourmet kitchen with high- end appliances, a spa-like ensuite bathroom, a 3 car garage with workbench, formal dining room, or the most secluded backyard with mature trees. Your priority in any home purchase should be ensuring all of your needs are met. Most often, you won’t get all the "wants" in a home and still stay on budget. It’s important to prioritize the things you "must have" in a home in relation to your budget, that will narrow it down must easier for you.
