What about recreation & schools? • Would you consider a longer commute to get more of your wants? • What features would make it special? • What can you afford and what is out of your budget? • Would you consider a purchase plus improvements if you found a home you like but it needs updating. Budget usually constrains us most in selecting a home. While some things are necessary for any home (as mentioned, a good roof and working appliances), others will just stay on the list of wants for now (like the large walk in closet). I've had the good fortune of helping buyers buy everything from the 150,000 condo all the way to the 4,000,000 Luxury Home and I can promise you no matter what price point you are buying there will always be some give and take on wants vs. must haves.

MAKE A LIST; CHECK IT T ; CHECK IT TWICE

You may have an impression of what you want in your new home. Putting that to paper and having a complete checklist can prove useful. To start your search for a new home, it’s recommended to make a list of all your basic wants and must haves, then prioritize the must haves, figuring that all needs must be met in any house or condo under consideration. This will make the search easier and help weed out the ones that don’t meet the basics. Realize, however, that it’s nearly impossible to find a home that meets all requirements. Compromises will be necessary.
