about a good real estate agent in Airdrie which is where they wanted to call home, so they looked him up to ask for his help. After checking him out a little online the only praise they heard about him were from clients who had hired him to sell homes, but not any were home buyers. The agent met up with Sue and her fiancé to go over different homes he had on his list, and then it was time to take a trip around town to see them. There was one home that he talked profusely about, and so they went in person to take a look. The forsale sign out front had his name on it, so he was now representing the seller and the buyer at the same time. Sue and her fiancé knew a little what quality was, so they were able to see right away that there were some issues. The shingles looked quite old as they were curling. The upstairs bathroom floor felt soft & in the mechanical room they noticed the furnace was the old original and the electrical panel was quite small with no room to add anything. Overall, the home showed well and was very nicely painted. When they confronted their agent with these concerns, the agent replied that these were all minor repairs. Although nervous, they followed their agent's advice and made an offer. The seller agreed to a $10,000 price reduction to cover some of the repairs and so the buyers signed off. They did do an inspection knowing that many of the items that needed repairs would show up in the inspection. Unfortunately, it ended up costing more than they expected. The problems they had noticed went deeper. The soft bathroom floor had been wet under the linoleum and the subfloor was soaked through. The pipe under the sink had been leaking which in itself was not a big deal but because the current owners ignored it the cost of a new
