Once I showed a home across from an elementary school that at first glance seemed like a nice feature with the playground and greenspace to look out over, but we came back again at 3 pm on a school day and saw the chaos of kids leaving school, the noise, and traffic that went on until 4 pm. My buyers decided it was just too much of a negative for them.
VISIT THE NEIGHBORS
Once I had a client who did a really smart thing, the next day after their conditional offer was accepted, they took some freshly baked cookies to the neighbors to introduce themselves. The neighbors were so helpful offering valuable information about the house they were buying. We discovered that the sellers had a flood one year ago in the basement.

Don’t go viewing on your own. There’s a security factor in traveling to unoccupied houses alone. Additionally, there are other ways this makes you vulnerable. A seller’s agent might think you’re unrepresented and attempt to take advantage of you. Let your Realtor® do the job. If you come across a property that interests you, but your agent hasn’t told you about it, it might not meet all your criteria. If you think you want to view it, give your agent the address and phone number. Your agent can then arrange a proper viewing for you, together, without the owner being present.
