Do you have to pay more for the home if you use an agent? No. The builder offers a commission to the salespeople that work for the builder, and that commission gets shared with the agent that represents you so the price doesn't change. I have had salespeople in the Showhome tell my buyers they will pay more if they bring a Realtor to put fear in them not to use one. There is a very strict rule builders have that you must follow: Your agent must come with you to the Showhome. Do not visit the Showhome without your agent. I've had clients that dropped in then called me after and said "Don't worry I didn't give them my name". Trust me on this one the sales people in the show suite will remember your face. The builder then will decide whether or not they will offer any remuneration to your agent to represent you and most often they will not if your agent did not introduce you from the beginning. This rule was put in place many years ago as agents were just sending clients into the Showhome while sitting at home in their lazy boy chairs expecting to get paid. Quick Possession homes should be treated the same as a resale home, meaning you need to do your due diligence. I've seen a lot of mistakes made on these homes and the builder always says, "don't worry you have home warranty". Make sure you write an offer with an inspection condition. "Home warranty" is just another name for an "insurance company". Insurance companies don't easily payout, so you don't want all your eggs in that basket.
