WHY DO YOU NEED A H U NEED A HOME INSPECTION?
Some buyers will skip this step, especially if the market is hot when you’re competing with several other buyers. Home inspections cost money and take about 3 hours to complete. If there are repair costs, be smart but don't overreact. Bring in an expert before throwing in the towel because inspectors are generalists, they are not experts in all areas. One time we did an inspection and the inspector said there were major concerns with the electrical panel that could lead to a fire. In a panic we quickly paid extra and brought in a journeyman electrician with 30 years' experience right away. He was very thorough but determined that the inspector was wrong and there were no issues with the panel. Meanwell the buyer got spooked and bought another home and lost out on the one they really liked. Its very common for inspectors to point out many small issues that maybe haven't been properly maintained by the home owner, this is normal. Most people who own homes do not properly maintain them as well as they should, the inspector's job is to point this out so you can do a better job when you own it. I've seen buyers walk from good homes because they felt the list
