Not being Prepared with supporting documents
Most sellers don't come up with supporting documents, few come up with them when an offer comes in.
Remember buyers are concerned with two things:
1. They are worried about paying too much 2. They are fearful they will move in and find expensive repairs are needed.
Here are important common documents to have ready:
• Real Property Report with a compliance stamp • If your basement is finished - copy of permits • Furnace and ductwork cleaning receipts • Condos - All up to date condo docs for the current year • Any receipts for any recent repairs • Utilitiy Bills for the past year Its amazing how much confididence you can give a buyer when these documents are ready from the moment the buyers is interested. This can be a big factor in obtaining more money for your home or condo
Forgetting to Cancel/Switch Utilities and Insurance
Many sellers overlook notifying utilities that they are moving or applying for utility service at their new home. Call the utilities and your insurance company as soon as a contract is signed. Find out how many days’ lead time they need to switch or cancel, then get back with them when you have a firm closing date.
