Th e house hunt is over, you’ve been pre-approved for a loan and, a ft er having done your research and home loan shopping, you’ve locked in a great mortgage interest rate, and you and your agent have the negotiations nailed down. But you’re not quite there yet! As you move toward the negotiation process, don’t forget about home inspections. Yes, it might sound like a “yawn,” and something you expect the seller to take care of, but don’t make the mistake of overlooking this. Th e home inspection is a critical component of the home- buying process, and something you really need to keep in mind as you go through the last few steps of buying a home. In short, home inspections are crucial to knowing what potential problems exist that aren’t worth the hassle (or the cost) you might need to put in to fix them. Home inspections can also give you a leg up in the negotiations process. TAKE OFF THE ROSE-COLORED GLASSES You’ve found your dream home. It meets your list of requirements (needs) and checks o ff most of the wants on your list. It’s been well presented by the buyer or listing agent, and you’ve seen it at its best. Clean, organized, modern, updated, polished, shiny, new, and welcoming. But now it’s time to take o ff those rose-colored glasses and get critical with a magnifying glass, so to speak.
