Contrary to popular belief, price isn’t always the problem. Sometimes a home doesn’t sell because something is subtly—or not-so-subtly— wrong . It might be a title issue, a lien, or something more cosmetic like outdated lighting, odd layout choices, or neglected landscaping.
Here’s an example:
A home was listed that previously sat on the market for a full year. Beautiful space. Great location. No offers. The problem was discovered—a pending municipal lien that had been completely overlooked by prior agents. It was a red flag for any buyer doing due diligence. The right experts involved, resolved the issue without lowering the price, and the house sold one week later.
