They’re called closing costs, and they can run from 2%–6% of the total amount of a home loan, depending on the state you live in. Closings are always a drag. Lenders are late with the mortgage check. Bottom line: A recent study by Collateral Analytic found that FSBO homes tend to sell for 6% lower than homes sold by professional agents. Considering most agent commissions are 6%, you’ll typically go through all the work of marketing, showing, and closing on your home, and reap none of the savings you dreamt of. “It appears that many sellers are avoiding commissions while netting home prices less than they would with an agent- represented MLS sale,” the study says. “They are avoiding commissions at any price, even one that exceeds a commission rate.”
