The decision-making process is relatively simple if you consider what items you are willing to part with. Also, consider how often you use movable items and the cost of replacement. Items that typically are not negotiable and should remain: • Blinds and custom fit window treatments. These are generally attached and cannot be re-used elsewhere. • Anything affixed or attached to the property. • TV Mounts affixed to walls. • Built-in furniture: bookcases, shelves, window seats, etc. • Pool or Hot Tub Equipment. • Accessories for any items that are remaining. • Built-in Barbeque or fire pit. • Custom-built furniture: bookcases or shelves that fit a particular spot in the house. • Garden Shed. • Ring-type Doorbells or security equipment To avoid any misunderstandings, if you are planning on taking any of the listed items that customarily remain, it is best practice to always list these in the Sales Contract under "Excluded Items". Keep in mind that just prior to closing, the buyers will do a "final walk-thru". If the buyers notice that you have removed items that were expected to remain, it is very likely this will be a problem that has to be resolved prior to closing. This situation can be awkward and upsetting so please be mindful of this when packing up the house. Clearly label items that need to remain to prevent the movers from inadvertently hauling them out.
