It is easy to get wrapped up in the more eye-pleasing aspects of preparing a home to sell. However, the upkeep of all the more mundane aspects of the home cannot be overlooked. These mechanical features require consideration: • Electrical boxes and wiring • Natural gas lines • Plumbing • Central heating and air-conditioning (with clean filters) If these components are old, outdated, or not working correctly, the home’s appeal is lowered, as is the eventual sale price. According to the National Association of Realtors®, heating and cooling costs were the most important environmental features for recent home buyers, with 83% finding these features at least somewhat important. This is the time to look at your units because all buyers will be carefully evaluating the condition of all. Is your A/C unit buried in leaves or ivy? Clear everything away and make sure the unit is level. Can you remember the last time your furnace filter was changed? If not, now is the time to install a new filter. Is your water heater surrounded by cobwebs, under an inch of dust, and behind boxes of holiday decor? Clear everything away and tidy up the area. Remember, clean goes a long way.
