CHAPTER 14 Bargaining Chips (Because sometimes, the right extras make the deal sweeter than a fresh batch of cookies) Selling your home is like a game of poker—you need the right cards to play. In the previous negotiation chapters, we talked about how counteroffers might include personal property, like appliances and window treatments. This is because buyers love those things, and replacing them can get expensive. So why not leverage that as part of the deal? You, as the seller, can use extras as bargaining chips to sweeten the deal. It’s like offering the buyer a free round of drinks at the bar—except it’s a washer and dryer. It works wonders, especially when the market is slow and homes aren’t flying off the shelves like hotcakes. The Extras You Can Toss in to Sweeten the Pot When you’re selling your home, think like a magician—what can you pull out of your hat to make the deal more attractive? What items can you throw in to nudge the buyer toward your asking price? Not everything in your house is up for grabs, but here are some bargaining chips you might consider tossing into the deal: • Major Appliances: washer, dryer, fridge, stove, dishwasher (If they’re still working, why not make life easier for your buyer? A pre-loved fridge could be a game-changer.) • Draperies, Curtains, Blinds, and Shutters (Because sometimes, people will pay for the style of the windows. And also, who wants to go shopping for new window coverings? No one.) • Custom-Built Furniture: bookcases or shelves that fit a
