CHAPTER 3 Single-Family House or Townhouse This chapter will focus on the option of moving into a single- family house or a townhouse. I’m going to discuss five benefits of choosing this type of living situation: 1) independence; 2) personalized space; 3) homeownership pride; 4) space for company; and 5) utility savings.

1. You can maintain your independence.

Many longtime homeowners who are considering a move don’t want to sacrifice the independence of owning, maintaining, and living in their homes. This is especially true for new empty nesters or those nearing retirement. Just yesterday I showed a property to a retired, downsizing couple who are looking for a single-family home with a smaller yard. I mentioned the benefit of hiring a company to help maintain the yard for this 1/2 acre lot, mostly grass property. The husband chimed in right away that this would be his enjoyment to cut the grass and not hire it out. Interesting that my definition of smaller yard (less maintenance) was not theirs. Consider exactly what it is you wish to give up and that which you wish to still have autonomy over. Get specific, ie: weeding vs. mowing, or walking to a nearby cafe vs. stair- climbing and so forth.
