Now I want to talk to you about some of the most common mistakes homeowners make during the home-selling process. These mistakes apply to all types of sellers, but they most certainly include homeowners who are downsizing. Please pay careful attention to each of the following top 10 mistakes listed so that you can save yourself time, money, effort, and stress by avoiding these common pitfalls while selling a home.

MISTAKE #1. NOT DOING YOUR RESEARCH

Many homeowners make the mistake of pricing their homes based on what similar homes are listed at, or have recently sold for. Other sellers use “subjective pricing,” allowing their emotional attachment to their home dictate how they price it. The latter is quite common with sellers who are also downsizing. However, neither is an effective, accurate, or reliable method of pricing your home for eventual sale. If a comparable home in your area sells for a lower price, don’t assume yours is worth about the same. Perhaps your home has something extra or special to offer that the other home didn’t have. Even more likely, you have no idea if that home was even priced correctly to begin with; you only know what it sold for.
