As price is mainly based on the location and condition of the property, when someone starts looking for a house, it’s important to consider the location and how far it is from schools, shopping areas, and other facilities. Home means comfort, and comfort can’t come if the location isn’t suitable. A trick I like to use is that I search the property address in Google Maps to get an overhead view of the property. This allows me to see if there are any negative features near the home. Is it close to a quarry or industrial buildings that may be hidden by trees or brush from a casual drive-by? Is it near train tracks or a highway etc. You would be surprised what an overhead view can tell you.
PERFORMING ONLINE S NLINE SEARCHES
Most people today usually search the internet on sites such as Zillow, Realtor.com, Trulia, Redfin, and even My website at rjfreedkin.com. These sites all get their data directly from the MLS through what is called an IDX feed. Many times though their sites are slow to update accurate data from the MLS so it is best to have a realtor set up a search for you based on your criteria directly from the source - the MLS. The most up-to-date and accurate information will be contained in the MLS search so when an agent sends you search results that match what you are looking for, you will know they are accurate and more importantly - available. I can't tell you how many times clients email me with a property they saw on one of those other sites that they want to go see only to find when I check it out on the MLS that it went under contract two weeks ago.
