date active listings. Of course in the market we are currently in if you wait for even a couple of days to look at properties that get sent to you, odds are they will already be under contract. If you are searching on websites such as Realtor.com, Zillow, Redfin or others, if you see those first two terms (CTG, PEND) it means the property is already under contract and while we may still be able to show it to you, it is highly unlikely that you can get anything but being saved as a backup offer if they will even accept any offers at all. If you are serious about finding a home in this market you need to be looking at properties as soon as they hit your inbox and schedule a showing right away. Looking at an email sent to you on Tuesday and asking to see it on Sunday usually means that it may be gone before you get to go look at it.
